High-Rise Residential Asbestos Plaster Removal in Nashville, TN
Nashville High-Rise Residential Building | August 2024
Location: Nashville, Tennessee
Project Type: Residential / Multi-Family High-Rise
Building Location: Ninth Floor
Project Size: Approximately 40 Square Feet
Services Performed: Asbestos Abatement, Plaster Wall Removal, Containment, and Airborne Fiber Exposure Controls
Project Overview
In August 2024, A1 Abatement was contacted by a Nashville-area water mitigation and restoration company to perform asbestos abatement inside an occupied high-rise residential building.
Following a significant water loss, damaged plaster wall materials required removal before restoration work could continue. Because the affected materials contained asbestos, specialized abatement procedures were necessary to safely manage the removal.
Although the affected area covered approximately 40 square feet, the project presented unique challenges due to its ninth-floor location, limited working space, and the requirement for residents to remain in the home throughout the work.
Asbestos-Containing Materials Removed
The primary scope of work involved removing approximately 40 square feet of asbestos-containing plaster wall material damaged by water intrusion.
The affected area was located within a confined residential space, requiring careful preparation and controlled removal procedures.
With the residence remaining occupied, our team developed a work approach that focused on containing the affected area and minimizing the potential spread of dust and debris into surrounding living spaces.
Our Asbestos Abatement Process
A1 Abatement coordinated with the restoration contractor, property management, building personnel, and nearby residents before beginning removal.
Our team implemented asbestos abatement procedures appropriate to the confined work area, including:
Establishing a controlled containment area around the affected wall.
Installing protective coverings and designated access pathways.
Operating negative air filtration equipment to help control airborne asbestos fibers.
Using appropriate personal protective equipment and regulated asbestos removal procedures.
Maintaining airborne exposure controls and monitoring during the work.
Managing asbestos-containing debris and waste to prevent contamination of occupied areas.
Coordinating work activities around the building's occupants and management requirements.
Throughout the project, particular attention was given to containment integrity, cleanliness, and minimizing disruption to residents.
Project Challenges & Occupied Building Coordination
The greatest challenge was not the amount of asbestos-containing material removed, but the environment in which the work had to be performed.
Located on the ninth floor of an occupied high-rise, the project required transporting equipment and materials through shared building spaces while maintaining strict cleanliness and access controls.
The affected work area itself was extremely limited, and the residence needed to remain in use during the abatement.
Property management maintained strict requirements regarding dust, debris, and disturbances to surrounding units.
Our team worked closely with the restoration contractor, building management, and residents to coordinate access, protect shared areas, and keep the project moving without unnecessary interruptions.
This required careful planning, communication, and attention to detail throughout every phase of the work.
Project Completion & Results
A1 Abatement successfully completed the asbestos-containing plaster removal while maintaining the required containment and protection measures.
The work was completed without reported project complications, and all involved parties were satisfied with the outcome.
This project demonstrates that successful asbestos abatement is not determined by square footage alone. Even relatively small removal projects can require detailed planning, specialized equipment, and careful coordination when performed inside occupied residential buildings.
Our experience working alongside Nashville-area restoration contractors and property management teams allows us to approach these challenging environments with the attention and professionalism they require.
